About PF Home Loan Advance Service

Under the EPF scheme, members can withdraw a portion of their PF for housing-related needs, including purchase of a house/flat, construction, plot purchase, or repayment of home loan. This is a partial withdrawal (advance) under Form 31 and does not require you to quit your job. Our service helps you understand eligibility, calculate the maximum amount, prepare the application, and ensure quick approval for your housing needs.

Withdrawal Limits for Housing Advance

Maximum withdrawal: 36 months' basic + DA or employee's share + interest (whichever is lower). For home loan repayment, the limit is higher.

At least 5 years of continuous service required for housing advance. Lower for certain categories? Generally, 5 years is the norm.

Loan Repayment Limit

For home loan repayment, you can withdraw up to 36 months' basic + DA or the outstanding loan balance, whichever is lower. Evidence of loan required.

ℹ️ Note: The advance is calculated on the employee's own contribution (12% of basic+DA) plus interest. The employer's portion (3.67% to EPF) is NOT included for housing advance (except in some cases). You can withdraw only once for a house/flat/construction, and once for a plot, subject to conditions.
